Downsizing – What to look for when buying a smaller house

Our first blog entry was written by a client who decided it was time to downsize. What does it mean to downsize? Webster’s says that to downsize is “to create or produce in smaller size.” It’s a popular term used often by homeowners who’ve decided it’s time to sell the large family home and find a home that is smaller, and more manageable.

There are many reasons to consider downsizing, for instance, age, income or adaptability and convenience. Smaller homes offer less carrying costs including utilities, insurance, maintenance, yard upkeep and taxes.

What should a person look for when buying a smaller house?

First – location, location, location! It still matters the most! Which people, retail outlets, or community professionals need to be in close proximity? Do you want to live near the grocery store, near your physicians, pharmacy, family members, church or friends?

Secondly, decide upon a floor plan or layout that allows you to live safely, comfortably and independently. For example, a one story home is a smart choice for someone who is entering their golden years, lives alone, or may have challenges with walking or climbing stairs. The two story family home that once provided a second floor for bedrooms and a basement for storage, may no longer make sense.

Thirdly, what is the age of the home you are purchasing? How much maintenance will be required? What is the age of the roof? How old are the systems in the home, such as the HVAC – heating & cooling, water heater, and appliances? Does the home need repairs or renovations to meet your needs?

Also, what is the size of the yard? What is the condition of the landscaping? What will be the investment of time and energy required to maintain the lawn, trees and gardening?
