What do I need to do to get my house ready to sell?
As a realtor, I am frequently asked, “What do I need to do to get my house ready to sell?”
You might be surprised by my answer……
To get started, I like to focus on the yard and the outdoor appeal of home. It’s the first impression made to a prospective buyer. How’s your landscaping? You can make small, simple improvements to make a big change in the overall appearance of your lawn and boost your curb appeal. Do you need to refresh the plants, the mulch, or the pine straw? Create an outdoor hangout space by adding rocking chairs to the porch or small pieces of outdoor furniture or fountains.
De clutter – After living in a home for so long, we become accustomed to our surroundings and we don’t see the stacks and piles of accumulated mail, books, children’s toys, etc. Begin the project of organizing, by discarding and re-homing things you haven’t used in a while. For instance, in the bathroom, remove all extra shampoo, soaps, make up and toiletries. In the kitchen, remove all unnecessary appliances. To spruce up your bedroom, keep your beds made, minimize the number of pillows, and take down posters, bulletin boards and excessive photo frames.
Follow the decluttering with a deep cleaning. Clean, clean, clean! Dust ceiling fans, clean door frames, base boards, appliances, underneath appliances and many other often neglected areas of your home.
Consider the lighting in your home. Ensure all lighting is in working order and turn on lamps and overhead lighting before showings.
How’s the temperature in your home? Keep it at comfortable levels and replace all filters. Have any necessary repairs made to the heating and cooling units.
